Fraser Valley – Bump or Rebound?
Generally, the Fraser Valley real estate market is a buyer’s market with lots of inventory and buyer choice. Buyers are cautious but smartly-priced homes are selling quickly. There was a 13% increase in the number of sales compared to April 2025 – indicating that while buyers may have paused during recent economy shocks, they cautiously stepped off the sidelines in May. Benchmark prices were down in the Fraser Valley by 4.3% year-over-year but there is lots of nuance:
- Surrey composite benchmark price is down approximately 5.3%
- Abbotsford composite benchmark price is down 3.5%
- While Chilliwack composite benchmark price was up 1.4%.
Only time will tell if this is a bump or a rebound. With the current unpredictability in the economy its not a surprise that buyers are cautiously approaching home purchases. For those ready to make the move, this is a good time to be a buyer.
